Here are 7 questions I use to assess a real estate investment opportunities:
1) Send the financial proforma to potential investors and ask their view on the deal?
2) Ask the investment broker what their view is? They’ve seen lots of deals like this and would know what to look for.
3) Get copies of lease agreements. Are they all up to date and run for at least 6 months or longer?
4) When were the hot water tanks, AC units, Furnaces were last replaced?
5) What are the utility costs, condo fees, ground rents, etc.?
6) What is the Cap rate? Compare to other investments in the area
7) What’s the latest City tax assessment? Confirm the assessed property value and property taxes.
